WAM Studio - West London

We are looking at revamping our studio into somthing a bit more "user Friendly" and wondered if there might be a demand for a studio to hire for WAM shoots in West London. I'M guessing it could also be used for models wanting somewhere to hold sessions in the London area as well.
We have a comercial unit that we have sectionioned off into a 5m x 7m "wet" area where we can just hose the floor down after use. We also have a tall ceiling, around 3m so ideal for the dunk tank !
Location wise we are a few minutes from the M4 and M25 and around a 10 minute drive to Heathrow T5 station so ideal for transport links.
Lighting wise we are installing Par 56 Tungsten lighting in the ceiling so will be very well lit for video. Other facilities are very basic, ie a basic shower and changing area etc.

We're doing the studio up a bit for our own use and for sessions however was wondering if there would be a demand for a studio to hire in this location and in reality what would people be prepared to pay for somthing like this ?
